1. Consent to use electronic records and signatures
When you click “Sign and submit” on a LawLease signing page, you affirmatively consent to receive and sign documents electronically rather than on paper. Your electronic signature has the same legal effect as a handwritten signature under the federal Electronic Signatures in Global and National Commerce Act (15 U.S.C. §§ 7001 et seq., the “E-SIGN Act”) and the Uniform Electronic Transactions Act (UETA) as adopted in your state.
This consent applies to the specific document you are signing in this session and to related records (the executed PDF, audit trail, countersigned copy, and any notices we send about this transaction). We will request fresh consent for any future, separate transaction.
2. Hardware and software requirements
To access, sign, and retain LawLease documents electronically, you need:
- A device with a current web browser (the latest two major versions of Chrome, Safari, Firefox, or Edge).
- An internet connection capable of HTTPS (TLS 1.2 or higher).
- A working email address where you can receive the signing link and the executed copy.
- The ability to view and save PDF files. Most modern browsers and operating systems include this.
- Sufficient local storage or printing capability to retain a copy of the executed document for your records.
- For tablet or mobile signing: a touchscreen or mouse to draw your signature.
If your environment changes after you have consented and you can no longer satisfy these requirements, please contact us at hello@lawlease.org before signing further documents.
3. Right to obtain a paper copy
You have the right to receive a paper copy of any document you have signed (or are being asked to sign) through LawLease, at no additional cost. To request a paper copy, email hello@lawlease.org with the subject line “Paper copy request”, your name, and the email address you used to sign. We will mail it within 10 business days. Requesting a paper copy does not withdraw your consent or invalidate any electronic signature you have already provided.
4. Right to withdraw consent
You may withdraw your consent to sign electronically at any time before you click “Sign and submit”. To do so, simply close the signing window without signing and notify the party who sent you the document. If you withdraw consent before signing, the transaction will not be completed electronically through LawLease and the parties may make alternate arrangements.
Withdrawing consent does not affect the legal validity of any document you have already signed. Once a document is signed and submitted, the executed PDF and audit trail are final and become part of the parties’ records.
5. How to update your contact information
If your email address or other contact information changes, email the party who sent you the document so they can resend the signing link to your new address. You can also email hello@lawlease.org and we will help you reach the document owner.
6. What we record when you sign
When you submit your signature, LawLease records the following in a tamper-evident audit trail that travels with the executed PDF: the timestamp, your IP address, your user agent (browser and operating system), the email address you verified at the identity step, the document hash, and a record of your acknowledgment of this disclosure. The audit trail is delivered to all parties along with the executed document.
7. Documents that cannot be signed electronically
Certain documents cannot be signed electronically under federal or state law and must be signed on paper, notarized in person, or witnessed in a specific way. These include (but are not limited to) wills and codicils, testamentary trusts, certain real-estate deed transfers, court filings, and adoption or divorce documents. Standard residential leases generally are not in this category, but you are responsible for confirming for your situation. See our Legal Disclaimer for more.
